The Greater Noida Authority has recently approved a one-time settlement (OTS) scheme to offer relief to flat owners who have been facing issues due to unpaid premiums and lease deed delays. This decision was taken during a board meeting held on Tuesday (July 29, 2025) and is expected to benefit around 2,000 flat buyers. The flats involved in this scheme are mostly in the category of multi-story buildings measuring up to 121 square metres and fall under economically weaker section (EWS), low-income group (LIG), and middle-income group (MIG).
This scheme is being introduced to support those who were unable to pay the cost of their apartments within the given time. It will also help those who had to face increased costs due to a hike in land compensation by the authority. Officials mentioned that the land cost was increased after the authority had to pay an additional 64.7% land compensation to farmers from whom the land had been acquired.
Ravi Kumar NG, the Chief Executive Officer of the authority, explained that many allottees have faced delays in executing lease deeds. This has mostly been due to mounting interest and late fee dues. The OTS scheme, which will remain in effect until 31st December, is seen as a great relief to these buyers. It is expected to encourage faster registrations and resolve long-pending lease cases.
The Greater Noida Authority is also working on other important civic and infrastructure improvements. In the same meeting, officials approved the construction of a regulator on the Aimanabad Bandh. This regulator is intended to control the flow of water from the Hindon River and prevent flooding in populated areas of Greater Noida during heavy rains. It is also expected to stop erosion in areas around the Bisrakh drain. The irrigation department will implement the construction work, and the Greater Noida Authority will provide funding of ₹10.56 crore.
Another key decision taken during the board meeting was related to the upcoming Noida International Airport. To ensure the safety and security of the airport, the authority will provide housing for Central Industrial Security Force (CISF) personnel who are to be deployed there. A total of 467 vacant flats in Sector Omicron 1A have been reserved for this purpose. These flats fall under the MIG and LIG categories and will serve as rental housing for security forces.
The board meeting was led by Uttar Pradesh’s Chief Secretary and Authority Chairman Manoj Kumar Singh through video conferencing. During the meeting, other civic and developmental matters were also discussed. These included topics such as housing for the poor, flood management, and provision of services to essential personnel like airport security staff.
The goal of these decisions is to make housing more accessible, enhance safety, and ensure better civic services in the Greater Noida region. The OTS scheme will be supported with a formal office order and implementation guidelines to be released soon, which will further clarify how the scheme will be applied.
Through this scheme and related measures, the Greater Noida Authority aims to improve the quality of life for residents, solve long-standing problems of housing and land ownership, and ensure better preparedness for both natural events like floods and critical infrastructure like airports. This effort reflects a step toward more responsible urban planning and support for the citizens of Greater Noida.
